Aurora is an independent energy assessment company, who can provide you with Energy Performance Certificates (EPCs) for domestic dwellings. If you are planning to sell your home you will need an EPC for your property before you can put it on the market. What is an EPC? The Energy Performance Certificate (EPC) describes the energy efficiency of the property at the time of the inspection. It also makes suggestions on how to improve the efficiency rating. This can in turn reduce your energy bills. It will also give information on the environmental impact of running your home. Do I need an EPC? If you are selling a property you need an EPC no more than 12 months old. If you are renting a property or part of one, you will also require an EPC to provide to your prospective tenants. Since August 2007 houses of 4 bedrooms or more have been required by law to have an EPC at the time they go up for sale. As from the 14th December 2007 this requirement became compulsory for all properties being marketed for sale in England and Wales. The requirement for EPCs was born out of the European Directive 2003 (Energy Performance of Buildings) and came into force in the UK within the Housing Act of 2006 in the form of the Housing Health and Safety Rating System. What Happens? The inspection of your property takes approximately one hour depending on the size of the house. Access to all areas of the house is required to produce an EPC.
